LEASE AGREEMENT
 
Welcome to Haile Yes! Executive Suites.  I’m delighted you are taking a suite here with us at Veranda Park. This letter will serve as our lease agreement.  It is no more important than our handshake but memorializes what we have agreed upon.  Your new address is:
 
 2295 S Hiawassee Rd, Suite 305, Orlando, FL 32835.
 
You will have access to your suite on ___________, 2009. The deposit of $_______ is due at lease signature and the first month’s rent of $____ plus tax is due prior to occupancy.  You have agreed to rent the suite, designated Suite _, through December 31, 2009, for a monthly sum of $_____ plus tax.  Two days of conference room use is included with the rent. Additional use is $20 per hour. 
 
After the initial term the lease will renew for additional one year terms until either party terminates the lease, giving at least a 30 days notice prior to the renewal rate. The renewal rate may be increased.  You will be notified of any pending increase at least 30 days prior to the renewal date.
 
Assuming you fulfill the terms of the lease and pay all monies due, then your deposit is refundable.  You agree not to apply the deposit to the final month’s rent.  Assuming all debts are paid and there is no more than the normal wear and tear in your suite, the deposit will be returned within two weeks of your move out.  In the event that your suite or any of the common area is damaged by you or your guests or employees, you agree to be responsible for all repairs.  Key replacement is $25.00.  Interior sign is $25.00. Your name and company may be placed on the electronic marquee. Additional charges may apply.
 
Subsequent rent is due on the fifth of each month and is late if not received by me or deposited into my Regions Bank account by the tenth.  Late fee is $5 per day after the tenth.  Returned check fee is $25.  Eviction can occur at my option if rent remains unpaid by the end of the month. 
 
Telephone and internet access is available from Prism One - 321 293 1000. 
Please lock your suite and ensure that the office is locked if you are the last to leave. 
 
For the benefit of all suite occupants, you agree to not use the common areas to conduct business and will attempt to keep the noise of your operations within your suites.  No smoking or loitering in the hallways or common areas is allowed.  No subletting is allowed without my written consent.  No more than two occupants per office.
